Six AI-Driven Real Estate Investment Opportunities Emerge

According to a report by the Urban Land Institute and Heitman LLC, powered land has become a key investment opportunity. The availability and accessibility of power supply have become a determining factor in land value. For example, industrial land in Virginia’s Loudoun County has seen prices exceed $4 million per acre, with land that can ensure power supply within 18 to 36 months being in high demand.

Another opportunity is battery storage. Industrial land, self-storage facilities, parking lots, and even vacant land near substations can be rented to battery developers, generating rental income for landowners. Xcel Energy’s ‘Capacity*Connect’ plan in Minnesota aims to install 200 MW of batteries in commercial and industrial locations by 2028, with landowners expected to receive around $430 million in payments.

Powered warehouses are also gaining attention. Warehouses that can run machines and automated equipment due to their ample power supply are seeing increased value. Morgan Stanley’s data shows that warehouses and distribution centers with power supply exceeding 4,000 amps are selling for higher prices than the overall industrial property market.
